A Phase I Environmental Site Assessment (ESA’s) is a screening study to identify Recognized Environmental Concerns on a property. ESA’s have become a routine part of the due diligence process prior to real estate transactions or financings. For 25 years, The Reynolds Group has conducted Phase I ESA’s throughout the United States and Mexico in accordance with evolving standards. The current standard is ASTM E1527-13, which involves a thorough file review research and the need to clarify the potential of vapor mitigation. TRG has worked closely with many financial institutions, law firms, and real estate developers, understanding their criteria for assessing environmental liability within their real estate transactions.
Environmental Site Assessment Services
TRG can manage environmental risks from different vantage points, such as cost, liability, and Human Health Risk (HHR). HHR Assessment compares existing contaminant levels to existing HHR standards to formulate mitigation measures, where appropriate. We take on challenging remediation projects involving recalcitrant chemicals like PCE, TCE, vinyl chloride, gasoline, hexavalent chromium, arsenic, and heavy metals. TRG’s remediation strategies and cost estimating/scenario evaluation experience add value to both sides of real estate transactions. We have a long history of expertise in assessing contamination using site specific and advanced technology for efficiency and accuracy.
In addition to providing Environmental Site Assessment services, TRG is a California licensed General and HazMat Contractor that performs vapor intrusion mitigation, “hard dollar” remediation, remediation system installations, and operations and maintenance (O&M). Our staff also has experience in soil vapor surveys, permit compliance, waste water management, methane gas surveys, Spill Prevention Control and Counter measures (SPCC), and Storm Water Monitoring Programs (SWMP).
